    They have been great tenants, paid a lot of rent and always on time. In addition they spent $350k renovating and refitting the property. I'll support them for a few months and then review.
    I can pay the mortgage out if the bank starts giving me a hard time.

    I have another commercial property that is vacant which I didn't expect and another that is a medical centre. They are pumping big time so I can't see any issues there.

    NabTrade only works when you don't really need it.
    Out of the ones I've used Commsec is by far the best. I've always been able to place trades on high volume days... a friend uses eTrade and they always struggle on busy days.

    Last week though comsec were a bit slow executing some at market sales I placed

    Yes I just saw a few reviews I think they must all be the same.
    I guess you can give instructions over the phone if you need to.

    I use CMC Markets. I don't trade regularly enough or short-term enough to have much concern re: spreads or execution.

    I use Go Markets for shorter term currency and futures trading (at 100:1 leverage, which is a bit silly...) and it's good enough at the moment... but I'm only talking an account size of about $400. It's just a bit of fun.

    I guess a broker would be much the same, not much point using one unless you're an active trader I presume.
    Not being able to sell or buy in these times makes the service almost useless because that's when you really need it the most.

    I've had two Tenants through the Business email saying don't debit the accounts no money for rent! Keeping a very close eye on this!! I thought I would have more (touch wood I don't).

    I did some buying today. I dont think we are far from low's

    Theres a lot of confidence coming from china, even if the reporting might not be above board.

    APT has a good product and a good support base, theres a lot of upside

    A mate of mine asked advice on a real estate deal he has been offered.
    Involves the purchase of land with 2 houses and spare land at the rear to build some units. he figures if he sells the houses he gets the extra land for a song.
    Purchase price $15m
    Turnover of the houses would be 6 months easily.
    Development of the land at the rear probably close to 2 years.
    I said no one has any idea what the values will be in 2 years so it's a very big gamble and I wouldn't touch it, even though the location is prime.
    I cant see ANY upside in real estate values in fact quite the opposite in the near to medium term.

    I was planning to sell my place in November 2020. Late last year i told tenants they're out in October 2020. Don't know what to do now...
